There is no single winner among Waxhaw, Weddington and Mooresville for a horse property; the answer depends on how many horses you keep and on where the parcel sits relative to town limits. Inside the towns, Weddington has the lowest combined tax rate and written rules for one or two horses on lots of roughly one to two acres, Waxhaw has the higher median sale price, and Mooresville has the highest in-town tax and a two-horse cap on accessory horses. Outside the towns, unincorporated Union and Iredell land is taxed far less than in-town Waxhaw or Mooresville, and Iredell is about to reappraise.

Below are the official numbers we used, with the date each one applies to. Rates and rules change, so check the current tax bill and the town's ordinance for any parcel you are serious about.

The three areas side by side

Factor Waxhaw Weddington Mooresville
County Union Union Iredell
In-town rate per $100 (county + town, plus school district where it applies) 72.42 cents 46.92 cents 113.86 cents
In-town tax per $1 million of assessed value $7,242 $4,692 $11,386
Most recent or next county reappraisal 2025 2025 Next effective Jan. 1, 2027
August 2026 median sale price, all homes (Canopy) $658,859 Not reported separately $521,030
Horse rule inside town limits Get the town's standard in writing 40,000 sq. ft. fenced for one horse, 80,000 for two Up to two horses as an accessory use outside the RC district, with 1 acre of fenced pasture each

How the tax rates were built:

  • Union County kept its rate at 43.42 cents for fiscal year 2026-27.
  • Weddington lists its 2026 rate as 3.5 cents, and its solid waste fee is included in that rate.
  • Waxhaw is listed at 29 cents in the N.C. Department of Revenue's fiscal year 2025-26 table, the most recent statewide table. Confirm the current year's rate on the bill.
  • Mooresville combines Iredell County's 50 cents, the town's 48.36 cents and the Mooresville Graded School District's 15.5 cents, all 2026 rates from Iredell County's tax table. Parcels outside that school district do not pay the 15.5 cents. Iredell's table also lists a $300 Mooresville solid waste fee for 2026.

Outside town limits, the comparison flips

If the parcel sits outside town limits, the tax gap narrows sharply:

  • Unincorporated Union County near Waxhaw: 43.42 cents plus the Waxhaw fire district's 4.6 cents (fiscal year 2025-26) is 48.02 cents, or $4,802 per $1 million of value.
  • Unincorporated Iredell County: the county's tax assessor gave this figure in an October 2026 county news release:

"Using the 2026 tax rates, the County and all-county fire tax rate would total 59 cents per $100 of assessed value."

Iredell County, Iredell County moves toward 2027 property reappraisal

That is $5,900 per $1 million, plus the county's $64 solid waste fee. Outside town limits, North Carolina also exempts bona fide farms from county zoning, which our Waxhaw buyer's guide explains. Mooresville's ordinance extends that exemption to bona fide farms in the town's extraterritorial jurisdiction, as state law requires.

Rules for keeping horses

Weddington

Weddington allows horses by right in its R-80, R-60, R-40 and R-CD districts. One horse needs 40,000 square feet of contiguous fenced land and two need 80,000. Barn placement is the hidden constraint:

"structures housing horses shall be located no closer than 60 feet from any property line"

Town of Weddington, Unified Development Ordinance, Section D-917D(A)

On a lot at the R-40 minimum width of 120 feet, those two side setbacks use up the whole width. Our Weddington zoning guide works through the lot math and covenant checks.

Mooresville (inside town limits)

Mooresville's Unified Development Ordinance (amended May 5, 2025) treats a couple of backyard horses as an accessory use:

"Except in the RC district, a maximum of two horses or ponies may be kept for personal enjoyment as accessory to a dwelling."

Town of Mooresville, Unified Development Ordinance, Section 4.3.7

The same section requires at least 1 acre of fenced pasture per horse or pony and keeps any barn or stable at least 100 feet from any structure used as a residence. The RC (Rural Conservation) district has a 1-acre minimum lot outside conservation subdivisions, and the ordinance says agricultural uses are generally appropriate there. A farm use inside town limits is capped at one animal unit per acre, with three horses counting as one animal unit, and its barns must be 100 feet from all lot lines. Our Mooresville zoning guide covers these rules in depth.

Waxhaw

Inside Waxhaw's limits, the Town of Waxhaw's own development ordinance controls horses. Ask the town's planning staff for the parcel's zoning district and the specific horse and barn standards in writing before you make an offer, and compare them with the parcel's survey the same way you would in Weddington.

Reappraisal timing changes the math

Union County's last reappraisal took effect in 2025, and the county held its rate flat for 2026-27. Iredell County is next. Its news release states:

"The new assessed values will become effective Jan. 1, 2027."

Iredell County, Iredell County moves toward 2027 property reappraisal

The county expects to mail value notices during the second week of February and runs a four-year reappraisal cycle. The county describes its 50-cent rate as "the 28th lowest in North Carolina." Its budget release also reports that Iredell grew 2.8 percent in one year, adding more than 5,000 residents. A buyer closing in Iredell this fall is paying today's taxes on a value that will be reset in January, and the rate may be adjusted after that. Budget a range, not a single number.

Commute and road projects

Waxhaw and Weddington. NCDOT is studying two projects in this corridor. U-5769 covers improvements to Providence Road South from the Rea Road Extension to Bonds Grove Church Road, continuing to Waxhaw Parkway. U-3467 would extend Rea Road 1.7 miles east to N.C. 84 and widen 2.7 miles of N.C. 84 from two to four lanes, with $179 million in funding. NCDOT is taking comments on both through Nov. 23, 2026.

Mooresville. NCDOT's N.C. 150 project covers 15 miles from the N.C. 16 Bypass in Catawba County to just west of the U.S. 21/N.C. 150 interchange in Mooresville, including improvements to the I-77/N.C. 150 interchange. The R-2307B/I-5717 portion is funded for $249 million.

Road work changes both commute times and frontage. Drive the route at your real commute hour, and check project maps for any parcel that fronts a listed road.

What about Cornelius?

Canopy reported a Cornelius median of $571,000 on 52 sales in August 2026, and its combined fiscal year 2025-26 rate with Mecklenburg County was 66.58 cents per $100 in the state's table. Cornelius is in Mecklenburg County and has its own zoning, so check its horse rules separately before comparing it with the three areas above.

How to compare on budget without guessing at prices

Area medians include every home sold, so they say little about horse acreage. A better way to compare listings across the three areas:

  1. Start with horse count. Translate it into the minimum fenced area each town requires, then into realistic pasture.
  2. Price the usable land. Divide the list price by the acres you can actually fence and use for horses, not the total acreage.
  3. Add a year of taxes. Use the per-$1-million figures above, adjusted to the assessed value on the listing's tax record.
  4. Factor in reappraisal. In Iredell, assume the value will reset in January 2027.
  5. Check comparable horse sales. We can pull recent sales of horse properties in any of these areas.
